We all want to live in a larger property, be closer to our place of work, have more available resources next to our dwelling’s location, and be based in a neighbourhood that’s in a prime space for real estate development. But the reality of our situation often doesn’t align 1/1 with our long-term plans.

Why Should You Not Want More Space?

Your house is probably your pride and joy, and it was the single biggest financial commitment of your life. But can you truly say that now, in 2026, your property fully satisfies the growing demands of your family?

Life is unpredictable, and even though Australian houses are considered by many to be the biggest in the world, the sad reality is that for many of our country’s residents, space constraints have transformed into a characteristic of daily living.

Do you need more space or do you simply want to capitalise on the ever-growing demand for affordable housing in Sydney? Then, instead of browsing the current real estate market and getting disappointed in your findings, a good idea would be to at least consider the services of granny flat builders.

How Can Granny Flat Builders in Blacktown Be of Help?

There is a good reason why so many Blacktown residents, nowadays, are considering the services of granny flat builders. ADUs were initially conceived as practical solutions for families who didn’t have the financial resources to afford long-term aged care external solutions for elderly relatives.

The basic idea was simple: Build an annex on your land lot, next to your main property, and keep your loved ones around. It was cheap, it was simple, it was brilliant. For homeowners in western Sydney, reputable granny flat builders in Blacktown can provide a practical solution for making better use of existing residential land without having to move to a different property.

But nowadays, even though a granny flat builder can still provide its services for this purpose, the reality is that ADUs have transformed into one of the most lucrative financial investments for Aussie homeowners. Rental demand in Australia is increasing and new housing construction has been historically slowed down by inflexible zoning rules and planning restrictions.

ADUs Are:

  • Simple to build
  • Their construction can often be accelerated through CDCs
  • They are cheap compared to other real estate alternatives
  • They are practical and can provide an excellent ROI.

So, they are all the rage right now, for the majority of Aussie families. Why has their popularity risen so fast? Well, look at the current state of our country.

  • Land is limited in desirable areas, while suburbs are characterised by land lots that still have ample space for small, adjacent buildings
  • Migration in cities like Melbourne and Sydney has put an extra strain on the local real estate market, which can’t keep up with demand
  • Properties have entered the collective mindset as the most lucrative and safest investment available to the average citizen

Think of the Extra Storage Space

Personally, the main reason why I decided to invest in the services of a granny flat builder is the extra storage space opened up by an ADU. Yes, they are not exactly cheap, but our house is, unfortunately, below average when it comes to usable space, as the layout of the dwelling limits its floor area to just 190 m2.

For just $150,000, the granny flat we invested in increased this total floor plan by no less than 60 m2. The investment was worth it in my opinion, as now we benefit from the space available to work from home and expand on our business. Plus, the extra 60 m2 to our property’s usable interior space was likely equivalent to a 10% increase in the main property’s valuation. Conservatively, this should mean an increase of at least $150,000, which is the total of our ADU investment. From a practical and financial standpoint, it was more than worth it.

It’s a Multifaceted Investment

Money is not everything. Sure, granny flats are considered one of the most lucrative financial investments available to the average Aussie family. In fact, 57% of our country’s household wealth is tied up in residential property. We live in a nation that has faith in the real estate market. And this market is likely to keep growing as long as there is strong demand for affordable housing in Australia’s top cities.

However, granny flats are flexible, and while they can indeed be utilised for obtaining significant rental profits and expanding your property’s market appeal, they are also practical and surprisingly versatile options if you want to make better use of your land, and provide a bit more privacy to your loved ones.

ADUs support multigenerational living and thus, they can deliver semi-independence to elderly family members who want to stay close to you, but don’t want to be a burden on your household. This was the case with my grandparents, actually. They didn’t want to consider an elderly care home, but they could no longer be self-sufficient at home. So, the next best thing was to bring them closer to us, and let them live in our ADU.

Do You Need to Work with a Granny Flat Builder?

Well, yes, as your local granny flat builder will be familiar with the framework applicable to Blacktown-specific ADUs and will help you obtain the documents required before construction can begin. ADUs, in NSW, must:

  • Be constructed on a land lot that’s a minimum of 450 m² in size
  • Cannot (usually) have an internal floor plan larger than 60 m²
  • Cannot exceed 8.5 meters in height
  • Must be constructed next to your primary property
  • Have a frontage of a minimum of 12 meters

Plus, in order for construction to begin, you will need a Complying Development Certificate. A granny flat builder can aid you with that and also be of help in preparing your other documentation necessary for CDC approval. What documents? Well, typically, you will need to present:

  • A site plan and/or a site survey
  • Your certificate of title
  • A BASIX certificate
  • Architectural plans
  • A landscape/drainage plan
  • Or a BAL report, if your property is situated in an area with increased fire risk.

That’s a lot of plans and many documents to keep track of. Plus, remember that depending on the property, the certifier might also require even more paperwork. A granny flat builder can help you keep track of them, ensure the construction project goes without a hitch, and keep the ADU under budget and ahead of schedule.
